Commercial zones were once the place to go for grocery stores and daily necessities, but the convenience of mixed businesses has been attracting new types of tenants: showrooms, craftsmen or smaller companies with their business representation, office and warehouse facilities, among others. The premises are especially suitable for training centres, development centres, outlets, e-shops, and the sale of specialised goods.
One of the pioneers of these new-age commercial zones within the Czech Republic is CTP, which created its unique CTBox concept targeted specifically at these smaller tenants and their particular needs. CTP first developed this innovative concept at in Brno. Because they were so successful and well-received, CTP rolled out the CTBox at and .
"Businesses appreciate the unique benefits of our CTBox concept, and to cater to our clients' growing needs, we are considering a similar project in Prague, at in Nupaky," says Jakub Kodr, CTP's Senior Business Development Manager.
CTBox units are suited for a wide range of companies, including R&D companies, car dealerships, workshops, as well as floor and carpet dealers. Tenants include both multinational and local companies, such as ABB, Autocora, Brammer, Schäfer and Sýkora, Toyota, and Window Holding. On average, rental rates are competitive, sometimes 10 - 20% lower compared to classic shopping parks, for similar size and lease term.
